Hey Real Estate Agents - Tips for Preparing Your Sellers Home for a Showing

Now that you have some potential buyers it is time to prepare your clients home for a showing. Here are some tips on how you can prepare your sellers home for a showing.
| 1. | Be ready to show at any time - Make sure that your seller is aware that it is common to have to have a last minute showing or showing the home without 24 hours advanced notice. Remember to let them know that the key in selling their home is showing it to potential buyers so always be prepared. |
| 2. | Keep things flexible - Explain to your client that you will always try to arrive during the scheduled showing time, however, it is not always possible due to traffic or the house they visited prior took longer than expected. |
| 3. | Sellers who want to be present - This is usually a bad idea, Sellers think agents and buyers won't be able to find everything, that they must be there to point out important features. Truthfully, most just want to be present to see buyer reaction firsthand. |
| 4. | Sellers who want YOU to be present for ALL showings - Explain to your client that some agents do not feel comfortable with the selling agent hanging around during their showing. This is because it may not allow them to have personal conversations and truly address the concerns of their client. |
| 5. | Pets must be controlled - Some people may be afraid of the seller's pets so be sure and keep them under wraps during ALL showings. |
| 6. | Gaining seller cooperation - This is key and having things run absolutely smooth. Some ways to ensure this is by putting "showing advice" into a document form and always be sure and let them know that you respect the seller. |
